GARITO MANOR AT UNION SQUARE

DEVELOPMENT STRATEGY
Senior residences with complete lifestyle services bring a low-cost option to the elderly community.

THE PROJECT
The 102-unit senior housing with services facility, part of the West End development, will offer affordable deluxe studios and one and two bedroom apartments based on income guidelines. The $30 million venture is managed by Isabella Management Services, Inc., a subsidiary of Isabella Geriatric Center.

The project is Westchester County’s first affordable “green” building, complying with LEED certification through the New York State Energy Research and Development Administration’s (NYSERDA) new construction program. The residential floors of the Manor are modularly constructed through technology that economizes costs. The units are factory-built, then transported to the site, erected and placed by crane. The only work completed on-site is plumbing and work on the floor corridors.

COMMUNITY BENEFITS
Named after Frank J. Garito, a former New Rochelle mayor and President of NDR Group, the senior residence is part of a 30 year old vision of affordable housing Garito has worked to accomplish. Benefits enjoyed by the residents include two daily meals served restaurant-style, 24-hour security and concierge services, housekeeping, free transportation and other localized services such as an onsite beauty parlor and barbershop, library and gardens.

Garito Manor, supported by Garito’s guidance and leadership, combines urban renewal activity and affordable housing development into opportunities for senior residents of the West End community to attain a secure home and an enjoyable lifestyle.
